New Think Tank Group Identifies Solutions to Evolve the MLS

SAN JUAN CAPISTRANO, CA -September 7, 2017 – Despite the fact that real estate Multiple Listing Services (MLS) are critical to the real estate industry, much of their structure and technology is inefficient and outdated. However, 28 real estate brokers and leaders have proposed solutions to transform the MLS of today into the future.
These findings are being released today in an all-encompassing new study, the “MLS 2020 Agenda.” The study was commissioned by The MLS RoundTable, a new think tank comprised of seven of the foremost MLS member organizations – including the nation’s three largest – which collectively serve approximately 300,000 real estate professionals. T3 Sixty, the leading management consulting company in the real estate industry, undertook the study.
The “MLS 2020 Agenda” features the frank opinions from leaders representing the most important MLS constituents, from customers and MLS leaders, to real estate brokers/owners like Lennox Scott and Helen Hanna Casey, technology vendors like CoreLogic and Black Knight, association leaders like the newly appointed CEO of the National Association of Realtors, Bob Goldberg, as well as other large players such as Zillow, The Realty Alliance and the Real Estate Standards Organization (RESO).
“We are well beyond disruption,” says David Charron, Chief Strategy Officer of Bright MLS and spokesperson for The MLS RoundTable. “MLSs can no longer stand down while their brokers continue to bear the brunt of the challenges facing our industry,” said Kathy Condon, CEO of MLS Property Information Network and past president of CMLS. “We must keep building on the solid foundation of MLS and the brokers we serve," Tom Hurdelbrink, CEO of Northwest MLS added.
The MLS RoundTable is a consortium of MLS organizations desirous to do exactly that and ensure that the MLS industry safeguards real estate professionals who are at the forefront of the conversation with the consumer. The study encourages greater cooperation throughout the real estate industry to benefit real estate professionals and consumers.
“The study pinpoints solutions for addressing the key issues the MLS industry is wrestling with,” says Stefan Swanepoel, CEO of T3 Sixty, and author of the study, the DANGER Report and the annual Swanepoel Trends Report. “Making the MLS more current and relevant for real estate professionals will have to include leveraging more present-day technologies, improving data standards and accelerating consolidation” he said.

CRMLS Makes the ShowingTime Scheduling Platform Free for All Users

SAN DIMAS, CA – September 1st, 2017 - Today ShowingTime became the newest addition to the CRMLS Solutions line of products. It had previously only been available via CRMLS’s Association Product Co-Op. Due to this re-classification, the scheduling platform is now free for all CRMLS users.
Scheduling showings with clients can be one of the most time-consuming and frustrating aspects of working as a real estate professional. ShowingTime is a scheduling software platform built to save agents valuable time. In contrast to the traditional process, which has buying and listing agents playing phone tag with their clients and each other, ShowingTime allows interested potential buyers’ agents to book showings through the MLS not just when the listing agent is available, but at any time. The system is online 24/7 and appointments are confirmed via text, automated call, or mobile app.
“When we saw the rate at which Associations were adopting ShowingTime in the Co-Op, we knew the next logical step was to work to extend the product to all CRMLS users,” said CRMLS CEO Art Carter.
As of today’s publication, CRMLS has three lines of products it makes available to subscribers. The Solutions line consists of essential core products available at no extra cost to every CRMLS user, while the Marketplace line is for products that are endorsed by CRMLS and may come at a reduced price for CRMLS users. Finally, the CRMLS Association Product Co-Op gives Associations control over the type and variety of products that they offer to members at an Association level. Associations benefit from the reduced product license rates negotiated by CRMLS, and CRMLS contributes toward the cost of products offered through the Co-Op.
ShowingTime’s migration from the Association Product Co-Op to the Solutions line is the first of its kind for CRMLS. Will it be the last? “We at CRMLS are always working on providing the best product offerings to our users at the lowest prices,” said Carter. “We’re always exploring new options.”

CRMLS Expands Access to San Diego County with Sandicor Data Share

SAN DIMAS, CALIFORNIA, May 23rd, 2017 – Today, CRMLS initiates an historic data share with Sandicor MLS, expanding MLS listing access for its 82,000+ users.
The direct data share agreement will allow CRMLS users to access Sandicor MLS listings from within CRMLS Matrix, and likewise Sandicor users will have access to CRMLS listings from their MLS system. At present, only residential listings are included in the data share.
Sandicor MLS is comprised of three Associations of REALTORS®: Greater San Diego, North San Diego County, and Pacific Southwest. The new data share agreement will add about 12,000 residential listings from the San Diego area to CRMLS’s database of over 100,000 active listings.

Ventura County Regional Data Share Reinstitutes Direct Data Share with California Regional MLS

SAN DIMAS, CALIFORNIA, May 5, 2017 – California Regional MLS (CRMLS) has signed a new data share agreement with Ventura County Regional Data Share (VCRDS).
In this new agreement, CRMLS and VCRDS will share listing data directly, allowing real estate professionals belonging to either MLS to view the other’s listing data through their usual point of access. CRMLS subscribers will again have access to listings from the Ventura County Coastal & Conejo Simi Moorpark AORs, and VCRDS subscribers will gain access to the CRMLS database of over 100,000 active California property listings.

CRMLS Stands by Broker-Led Syndication: Gives Back to Participating Brokerages

SAN DIMAS, CALIFORNIA, April 26, 2017 - Today, CRMLS issued checks to approximately 2,100 brokerages which are participating in data syndication and contributed 10 or more listings to the CRMLS database between April 1st, 2016 and March 31st, 2017. This is the second consecutive year that the organization has distributed all licensing income from broker-led syndication back to the brokerages themselves.
CRMLS enters into data syndication agreements which it believes will benefit their subscribers and participants in the business of serving buyers and sellers of California real estate. Many such arrangements are made between CRMLS and third parties, and always provide choice to each individual brokerage as to whether they participate in sending listings to online real estate portals. This practice follows the CRMLS belief that each brokerage receiving services from CRMLS should be the final arbiter of where their listing data is redistributed via the Internet.
As part of such agreements, CRMLS has received licensing fees for providing a feed of participating brokers’ listing data. (CRMLS), the nation’s largest multiple listing service (MLS), announced it has introduced a new tool through the Association Product Co-Op to help its subscribers sell more properties and provide greater service to the consumer.
When properties are eligible for FHA financing, buyers enjoy lower down payment options and easier credit requirements. CRMLS has collaborated with RatePlug and FHA Pros to add FHA Eligibility Indicators to all condos and townhomes in CRMLS Matrix for members of Associations opting to use the service through the Association Product Co-Op. These subscribers can now simply look for the “traffic light” indicators on each condo and townhome listing in the MLS to determine if the property is FHA approved (green light), conditionally approved (yellow light), or not approved (red light). The new tool also provides helpful information about how to obtain FHA eligibility for unapproved properties.

CRMLS Gives Back to Brokers Participating in Data Syndication

SAN DIMAS, CALIFORNIA, November 15, 2016 - Today, CRMLS issued checks to approximately 1,300 brokerages which are participating in data syndication and contributed 10 or more listings to the CRMLS database between April 1st, 2015 and March 31st, 2016. CRMLS enters into data syndication agreements which it believes will benefit their subscribers and participants in the business of serving buyers and sellers of California real estate. Many such arrangements are made between CRMLS and third parties, and always provide choice to each individual brokerage as to whether they participate in sending listings to online real estate portals. This practice follows the CRMLS belief that each brokerage receiving services from CRMLS should be the final arbiter of where their listing data is redistributed via the Internet.
As part of such agreements, CRMLS has received licensing fees for providing a feed of participating brokers’ listing data. New CRMLS Marketplace To Offer Subscribers Discounted Business Products

SAN DIMAS, CALIFORNIA, July 18th, 2016 – On Monday, July 18th, California Regional MLS (CRMLS) will open the CRMLS Marketplace to subscribers, an online portal through which they can purchase valuable business tools and technology at a discounted rate.
The Marketplace will be accessible through CRMLS.org and will feature products deemed by CRMLS to be useful and effective tools for managing business as a real estate professional. Subscribers will be able to purchase products on an individual basis, rather than through their associations. As the largest MLS in the country, CRMLS’s significant negotiating power allows the company to offer subscription to these new products at significantly discounted rates.
At launch, the CRMLS Marketplace will offer four unique products:

  • Spacio, a digital application to help agents capture, convert, and manage leads at open houses;

Ventura County Regional Data Share Abruptly Cancels Agreement with California Regional MLS

SAN DIMAS, CALIFORNIA, June 8th, 2016 – On Monday, June 6th, California Regional MLS (CRMLS) received notice from Ventura County Regional Data Share (VCRDS) of their intent to cancel their data share agreement with CRMLS. The communication came as a shock to CRMLS, as it was concurrent with VCRDS’s widely circulated press release making the same announcement. CRMLS had no knowledge of VCRDS’s intent to cancel prior to Monday at the time of the press release.
VCRDS cited an “unexpected $25,000 cost” of reformatting data as its reason for cutting off the data share agreement. The data reformatting that was undertaken by CRMLS is required to meet the National Association of REALTORS®’ (NAR) mandated RESO compliance, effective July 1st, 2016. CRMLS provided notice to VCRDS on March 11th, 2016 of our server move, and has issued three additional notices since, specifying the need to transfer to the new system. At no time in the past three months has VCRDS informed CRMLS of any challenges faced by VCRDS resulting from the NAR mandate. And as we have had no communication from VCRDS as to their difficulties in meeting the deadline to move to our compliant server, we have had no opportunity to help them mitigate costs or difficulties in making the move.
We can only assume that the $25,000 cost to reformat the data is being assessed by the MLS vendor chosen by VCRDS. CRMLS has assisted other Associations with CRMLS data share agreements in negotiating lower pricing for data reformatting, but was not afforded any such chance by VCRDS. In fact, as part of our move to the new standards, CRMLS provided the primary mapping document that all of our data share partners would need to update their current mapping.
VCRDS entered into their data share agreement with CRMLS in January, 2015, at which time CRMLS applied considerable resources to the transition and the two organizations have maintained a successful partnership since. Even Mark Chacon, President for the Ventura County Coastal Association of REALTORS acknowledges that the partnership with CRMLS: “has been beneficial to our members and to area homebuyers and sellers…” The end of the agreement will effect nearly 85,000 brokers and agents throughout the state, effectively cutting off access to listing data between most of Ventura County and the rest of CRMLS’s substantial network across California. Tom Berge Jr., Chairman of the Board for CRMLS states “It is unfortunate that the organizations that make up VCRDS have decided to move in this direction, and without input from CRMLS. Standardization of data is important for our future as REALTORS and organizations who are not capable of handling the transition will face even greater hardships in the very near future. There are a large number of national initiatives that are being talked about and have direct effect on local MLS’s. CRMLS believes strongly in those efforts and will gladly help any MLS in the state to bridge those challenges!”

California Regional MLS Expands Access to Marin County and North Bay Association of REALTORS® as Participating Associations

SAN DIMAS, CALIFORNIA, May 20, 2016 – California Regional MLS (CRMLS) has signed agreements with the Marin and North Bay Associations of REALTORS®. The addition of these organizations brings CRMLS Association/Board membership count to 36. As the nation’s largest and most recognized multiple listing service, it is the mission of CRMLS to provide each of its 80,000+ subscribers with a voice in the operation of their listing service.
CRMLS, along with Marin and North Bay, foresees an easy transition into the new agreement this year, with no disruption to current Association members’ MLS services. The purpose of the partnership is to provide the Associations’ brokers and agents with enhanced MLS service and expanded product offerings, bringing true choice to their membership for the first time. As Participating Associations with CRMLS, Marin and North Bay brokers will have full access to CRMLS’ database of over 100,000 active listings. These agreements come as CRMLS actively works with other Northern California MLSs to reach a regional data sharing agreement. This initiative to consolidate MLS data across the state is led by CRMLS’s It’s My Business campaign, which aims to create a better future for agents and brokers by breaking down boundaries to California listing data access. “It is very important to us that Association members have a voice within the MLS, which is why all changes made at CRMLS are first approved by local Association representatives. In this new agreement, CRMLS and MLSListings will share listing data directly, allowing real estate professionals of each multiple listing service access to the other’s listing data and exposure for their listings to nearly 100,000 brokers and agents. Both MLSListings and CRMLS currently use the Matrix system, so the integration of listing data should be smooth, with little or no effect on the user experience. The new partnership will bring over 8,000 active listings to CRMLS’s database of over 80,000, including listings from other data share agreements.

CRMLS Achieves RESO Data Dictionary Platinum Certification

San Dimas, CA; November 9, 2015 – California Regional MLS (CRMLS) has achieved RESO’s Platinum Certification, the highest level of certification offered by the Real Estate Standards Organization for its nationally standardized fields for multiple listing services.
The RESO Data Dictionary serves two main purposes. The primary purpose is to standardize the process by which data is delivered from the MLS system to users of MLS data. By standardizing MLS data delivery, RESO expects to bring improved innovation and accuracy to applications that run on MLS data via RESO’s RETS (Real Estate Transaction Standard). The second purpose of the RESO Dictionary is to standardize search, display, and listing input around the RESO Dictionary.
The CRIB, or California Regional Information Base, is where the RESO Data Dictionary structure is located for CRMLS. CRMLS’s CRIB is a collection of database and application systems used to gather, normalize, and distribute data for CRMLS members. CRMLS delivers its CRIB based data via a RETS service provided by Bridge Interactive Group, LLC.

Rob Larson, CIO of California Regional MLS, takes part in the official kick off of the

U.S. Department of Energy’s Better Buildings Challenge at the White House

SAN DIMAS, Calif. (May 28, 2015) – The U.S. Department of Energy held the Better Buildings Summit in Washington D.C. this week. In attendance representing California Regional Multiple Listing Service (CRMLS) was Rob Larson, Chief Information Officer. Rob has been involved with the Home Energy Information Accelerator initiative to expand the availability and use of home energy information at relevant points in residential real estate transactions.
Rob’s involvement began as one of the authors of the Green The MLS Tool Kit, an initiative from NAR’s Green Resource Council to bring home performance data into the Multiple Listing Service (MLS) allowing appraisers to perform comparative analysis to support emerging high-performance housing. His role was to design data structures to support certification programs and to design a way to market technical features and their value to the average home buyer.
As the founder and chair of the Real Estate Standards Organization (RESO) Data Dictionary, Rob introduced the data structures into the RESO standard which are part of CRMLS’ structure today. The success on his development won him an award from the Green Resource Council.
Rob’s latest efforts for continual improvement on this initiative include work with the Department of Energy and Berkeley Labs in creating a standard, Building Energy Data Exchange Specification (BEDES), to measure all aspects of home energy performance.
Rob notes “I am excited about the Accelerator initiative because it is timeline driven and aims to make reliable home performance data available to our industry. This will greatly help achieve our goal to show the real value, in terms of sale price and days on market, of a high performing home”.

Ventura County Regional Data Share (VCRDS)

SAN DIMAS, CALIFORNIA, January 5, 2015 – California Regional MLS (CRMLS), the nation’s largest and most recognized MLS servicing more than 73,000 real estate professionals, has signed a data share agreement with Ventura County Regional Data Share (VCRDS).
VCRDS and CRMLS will share listing information directly with each other and will import each other’s listing data into each respective MLS system. The data will begin streaming in the first quarter of 2015. The organizations will begin to exchange reciprocal passwords in early January of 2015. VCRDS will join CDAR, CLAW, CRISNet, iTech MLS and Palm Springs Association of REALTORS® in the new direct data share initiative.
